Are you designing your house floor plans?  Are you getting confused about the flow?  Has your builder designer or architect got it all wrong?  When we built our first home last year we put our trust and life savings into the experts?  But sometimes they just got it wrong.

Here are my top 5 house floor plan mistakes.

1. Location of bathrooms

Not having a window in your bathroom is not a great choice.  There is no fresh air and it can get dark and damp.  Your bathroom positioning is extremely important when designing your home.  It needs to be in a easily accessible location but not to close to disturb others.  Our toilet is to close to our dining area and OMG sometimes it stinks especially with two boys in the home.  With a double story it is always good to have a guest toilet and a bathroom downstairs.

2. Children – house floor plans

Not being able to see the kids from your workspace such as a kitchen or office can be a pain.  Ensuring there is a flow from your workspace and kitchen outside and in the kids play area is of extreme importance if you have small children.  We decided to build our bedroom downstairs and put my 7 year old son’s upstairs.  It will be great in a few more years when he is a teenager but now he does not like being so far away from us.

3. Rooms are to small

When looking at your plans a room can look massive but the best way to judge a room size is to go to a display home with a similar size room.  If you can’t visit a display home then get some tape out and measure the room out.  Also work out where furniture will be placed and this will give you a great idea on how much room you have.  Spend alot of time on your house plans as the cost of changing things once it is at build stage is very expensive.  Sometimes it is worth spending another month going through every detail in the plan and delaying the build.

4. Family Lifestyle

A family lifestyle is how families live and coexist together on a family basis.  A well laid out home with great storage and space can really change for the positive a family’s life.  Do you like to entertain or do you need an extra bedroom for guests.  Are you sporty do you need room for your bikes and other sporting equipment?

This may seem like a lot of work before you have even started building your home but if you put in the ground work now then building your new home with be a dream.

5. Not considering the interior design

Make sure you consider the interior design of your home including built in cupboards, shelving, bulkheads and lighting.  All these items will effect the flow of your home.
